What soffit and fascia actually do

The fascia is the board running along the roof edge, it's what your gutter hangs on. The soffit closes off the underside of the roof overhang and, critically in Florida, ventilates the attic. Vented soffit lets your attic breathe; blocked or rotted soffit traps heat and moisture upstairs, and your cooling bill notices.

The warning signs, in order of urgency

Peeling paint on the fascia is the early warning, moisture is getting in. Soft wood when you press a screwdriver against it means rot is established.
